Subdivision Regulations

At Fortson, Bentley and Griffin, our attorneys are experienced with the local subdivision process, and due to our firm’s historical presence in the community, we are uniquely positioned to assist clients with subdivision matters within the Athens area.

Subdivision of land generally involves the division of land into two or more parcels. Subdividing or combining parcels is often necessary to prepare parcels for market and to create separate parcels for purposes of taxation.

The subdivision, combination and reconfiguration of land is governed by local ordinances. While subdivision requirements vary among municipalities and counties, a legal subdivision typically involves a review of the local ordinances and tax maps, the preparation of a subdivision plat, the review of such subdivision plat by the local governing authorities, the implementation of any comments from the local governing authorities, and the recordation of the subdivision plat in the local real estate records.
